The Assessment & Taxation department is responsible for the valuation and classification of all real property, personal property, and business occupancies within Lesser Slave River for the purpose of distributing taxes fairly to the municipality's residents.

Property assessment is the process of placing a dollar value on property for taxation purposes and is governed by Provincial Legislation.

This department works to establish the assessed value for all property within municipal boundaries; prepare the annual tax rate bylaws for the collection of property taxes; produce an annual assessment roll reflecting changes in property condition, ownership, boundaries, and exemption status; and provide guidance and communications to the public and liaises with the public regarding statutory requirements and tax policy.

Tax Instalment Payment Plan (TIPP)

The TIPP program allows you to pay your property tax balance on a monthly basis rather than making a lump sum payment. Under this plan, monthly payments are automatically withdrawn from your bank account. TIPP makes budgeting easier and minimizes the risk of late payment penalties. Arrangements must be made before january 1 of each year, and some conditions apply.

Understanding Your Taxes

The Taxation Process

Each year, Council determines the amount of money required to operate the MD. From this amount, Council then subtracts known revenues (for example, licences, grants and permits). The remainder is the amount of money the MD needs to raise through property taxes in order to provide services for the year. The general flow is as follows:

  • Tax rates are set each year by Council
  • Your tax bill covers the period of January to December of the taxation year
  • Tax notices are mailed out by the end of April
  • Taxes are due on or before June 30
  • Late payments incur a 6% penalty on current charges on October1, and 12% penalty on the total balance owing on January 1.

If you haven't received your tax notice by the end of April, contact the Assessment & Taxation department at 780.849.4888 extension 226. Late penalties will be applied even if you did not receive a notice.

Your Tax Notice

In addition to your assessment information, you will see two tax sections on your notice:

  1. Municipal Taxes: The tax rates are set by Lesser Slave River Council. They include:
    • Municipal Taxes that generate the annual revenue required to support delivery of municipal services
    • Seniors Foundation Taxes that generate the amount of annual revenue required to support the requisitions from the Seniors Foundations (Lesser Slave Lake Regional Housing and Westlock Foundation)
  2. School/Education Taxes: These taxes generate revenue to support the annual requisition from the Government of Alberta. The province sets the education tax rates on behalf of the Alberta School Foundation Fund (ASFF) and Catholic School District. Every property owner in Alberta is responsible for paying school taxes regardless of whether they use any service.
